Contributing to Oakland’s booming office market, SCB is designing 2201 Valley, a 878,000-square-foot, 27-story, Class-A office tower. Developed by TMG Partners, this new building will be situated at the nexus of the downtown and uptown areas. Tenants will have access to a nearby BART station as well as a variety of local restaurants. The office building will feature large, open floor plates and high ceilings, making the space applicable to any type of tenant.
2201 Valley will offer a variety ofamenity spaces for tenants, including several outdoor roofdecks, a pedestrian-friendly plaza, and approximately 12,000 square feet of retail on the groundfloor. Each glass façade contains a unique pattern of pleated curtain wall modules with exterior vertical fins optimized to reduce solar loads and glare.
The building spans an underground BART tunnel that runs diagonally through the site, necessitating the inclusion of several long-span trusses to allow for large column-free retail spaces on the ground floor. These trusses also inform the stepped office profile above the building base. The lobby and outdoor plaza incorporate several large, local art pieces including a sculpture of a figure that appears to be holding up the corner of the building. The building is targeting LEED Gold.
