Ascendis Medical Office/Warehouse

This landmark project is situated on a prime corner of the Boundary Park Industrial Park development in Northriding, Johannesburg. The site location, coupled with the tenant’s large staff compliment, led to a somewhat unconventional office to warehouse ratio of 60:40 instead of the more typical 90:10 ratio. Newton St makes a considered and robust addition to the eclectic fabric of Cremorne, replacing a single-level warehouse and open-air car park. The new commercial building lies in the heart of an emerging and vibrant inner urban hub with its mix of residential buildings, offices and showrooms. Pinche Bar

The 300-square-meter bar is part of a large warehouse which hosts an American BBQ restaurant, administration offices, and several event spaces.  Located on the second level, Pinche Bar first welcomes its visitors to an outdoor terrace covered with plants and murals inspired by iconic American sports, musical, and cultural figures.  The outdoor areas hosts numerous picnic tables for dining and a small bar in the corner which is open to the public when the main bar inside is closed for special events.  The main entrance is opened by two large folding doors which allow for the main bar inside to be extended into the outdoor area during large parties and events.  When the doors are closed the metal façade reveals the... Grupo Chilangogringo Office

Grupo Chilangogringo is a company that currently manages two BBQ restaurants in Mexico City. To accommodate their ever-growing business a new location was needed to host their operations staff and marketing team.  Their second restaurant is currently located within a giant repurposed factory from the 1960’s with many unoccupied areas.  It is within one of these zones that the new offices were going to be built.  Located on the second level, one area has circulation access and viewing to different parts of the building.  With large windows for daylight and privacy from the restaurant below it was the perfect place for the new office. Pinche Cafe

Pinche Gringo BBQ is a restaurant that serves authentic American barbecue.  Located inside a giant warehouse, it hosts weekly concerts, community events, and broadcasts a variety of sports matches.  The restaurant has been in operation for over a year, in a neighborhood that is rapidly developing with new residential and commercial projects.  To help prepare for this new influx of patrons a series of ventures have been proposed to further expand existing food services.  To meet the demands of the customers, one of the first projects built was a new café inside the warehouse. This 94,440 square-foot building, located in the outskirts of Kuala Lumpur, consists of a three-story office space adjacent to a fully equipped warehouse respectively constructed of reinforced concrete and steel structure.  The answer is a thorough renovation that lasted more than five years, but now the former Kesko headquarters is open again! 30.000 sqm host 185 new homes and a hotel. Among the very many challenges, a crucial one was the building's façade: protected by the cityscape authority but in so poor condition that it had to be completely demolished. We developed together with Wienerberger brick factory a whole new brick that would match the appearance of the demolished bricks with the most varied colors and burn marks. A change of purpose requires creativity and perseverance. New functions had to be fit on old existing structures, including all new HVAC and sewage for nearly five hundred bathrooms. Basso Fabbricato CAI CUNEO

The area on which the low building stands is in the grounds of a building dating back to the early 20th century, headquarters of the Cuneo CAI.The low building, one floor above ground, is used as a garage and storage area for the Alpine and Speleological Rescue Service.It has a reinforced concrete base on which the wooden structure is anchored, covered externally with wooden slats and internally with simple plywood panels.The single-pitch roof is made of sheet metal with the eaves hidden inside the structure.The window and doorframes have mirrored glass and are made with a metal structure and are finished externally with wooden slats of the same essence and colour as the rest of the façade, concealing both the uprights and the crossb... Sanctuary Warehouse Loft

InsideOut have just completed the fourth in a series of loft refurbishments at a converted warehouse in Clerkenwell. This project focussed on lighting redesign to highlight the varied and tactile finishes throughout and acoustic performance, as both clients are musicians. The lighting was designed for maximum flexibility in an ever changing open plan space. The bespoke suspended cable trays allowed the removal of all messy surface fixed services, while future proofing for additional services should the need arise. Hopewell Yard

This is the fifth factory/warehouse-type conversion we had the pleasure to work on. This particular live-work unit is located within an old yard building in Camberwell, South London. The 150sqm+ floor plate is surrounded by an unsightly post-modern apartment complex limiting its amount of external glazing to just two windows, a few old skylights and a glazed entrance which is overlooked by the communal courtyard.
