Japandi meets Australian influence with this modern palette of black and white warmed with soft silver elm wood accents and texture. A sophisticated home with a continuity of texture and tone throughout.

A wood slat installation cozies a slight compression of height upon entry and elevates the hallway experience to a side powder room. This main floor half bath is a layer of texture from the continuous wood on the ceiling, grated wall tile, and smooth quartz to a play of pattern with mosaic. The somewhat simple detail of floating mirror with an oversized round pendant light proves to be exceptionally functional as the perfect spot in the house for getting ready!

From the front hall and entry way, the space opens up into a high contrasting black and white kitchen. To soften the starkness, a curve in the super white dolomite benchtop is replicated onto a base with painted wood slats. Absolute black granite is leathered on the back counter and splash, coordinating beautifully with a stained black wood door. This elegant kitchen is kept minimal with integrated appliances, surface mounted light fixtures, and a wrap around butler pantry.

The openness of adjacent dining and living room embrace the kitchen with the continuity of details: wood slats and black cabinets at the fireplace and polished chrome with a feature wine rack in the dining room. All elements layering the mudroom beyond, which can be seen through a sliver of break in walls between kitchen and dining.

Moving through from main to the second floor is an experience on to itself. A perforated metal mesh screen, powder coated in a satin white, emphasizes a play of light, taking full advantage of the two storey windows. A water fall install of hardwood on the rise and run lighten the aesthetic but also provide a special detail seen only through the screens at various points walking up or down.

Upstairs, walking through a vaulted hallway with minimal wall sconces, we have three bedrooms: two secondary spaces joined with a jack n' jill washroom, and a large primary suite. No walk in closets were designed in this home, but rather all closets are built in millwork to maximize usable square footage.

The understated Jack n' Jill bathroom is fun with terrazzo porcelain tile on the floor, a square mosaic wall tile, and black on black vanity. A strategically placed linear pendant offers an abundance of light while acting as a piece of visual jewelry.

The soft minimalism continues in through the primary suite with a grey and white tiles contrasted with another black on black vanity. Curves are reintroduced with arched mirrors and add a sense of elegance to this spa inspired suite. This home is two storeys with a third floor rooftop patio and a secondary suite in the basement, accessed from a walk out staircase.
