MUA - Architecture & Placemaking as Architects

The individual features of the place acquired special significance during the formation of the settlement. The configurations of the patterns of recreational spaces indirectly reflected the historical narrative, which was formulated in a certain context during the planning process. It is to maintain the organic connection of the existing settlement and the main axis to the street pattern of the new residential area. A fundamental part of the strategy is the use of local resources as a building material.

During the development of the program, the flexible distribution of land plots was formed as a single strategy, which led to the division of individual houses into three main categories: The first 600 sq. M. with a single-family individual house, which is the most affordable category for construction and sale due to the size of the land and the building; The second category includes two, two-bedroom individual houses located on a shared land plot, sharing a common backyard, which can be separated if desired. The third category of houses is located on a relatively large, 800 sq.m. plot. This category is characterized by the possibility of high development intensity and a relatively large yard.
