Located on a former industrial site from 1940's in Mexico City, the 1,250,000 m2 mixed-use master plan of commercial, residential and cultural buildings creates a new destination and business center in Latin America’s largest city. Originally conceived in 2005, the design recognizes cultural and architectural excellence as the key driver for economic and social change in Polanco’s affluent neighborhood.
A mix of cultural and recreational destinations – the Soumaya Museum (2010), Jumex Museum (2013), Teatro Cervantes (2013), and the city’s first Aquarium (2014) – create a strong cultural destination for the city. The 800 Million USD master plan, which celebrated groundbreaking in January 2008, calls for construction of the final two phases over the next 3 years.
In total, Plaza Carso’s development includes 11 apartment buildings, 9 office towers with commercial programming in the lower levels, and 4 cultural buildings. The commercial areas offer upscale shops, including Saks Fifth Avenue, cinemas, restaurants, and roof gardens to the local residents and thousands of employees from numerous international corporations in the area. Other developments surrounding Plaza Carso include the United States’ new Embassy Compound.
Sustainability is a critical element of the master plan. The master plan calls for all building facades composed of low-energy glass panels specifically produced to cater to the diverse building types in Plaza Carso and to meet the overall ambition of energy-efficiency. Water is collected, filtered and distributed using advanced technology in waste water recycling, including the first chilled generating water plant of its magnitude in Latin America with efficient rainwater harvesting systems. The master plan saves more than 50% of the site for green areas including a 10 km green corridor through the development for recreational activity, cycling and pedestrians.
Building upon its recent Phase I completion, Plaza Carso is set to become Mexico City’s most attractive destination for international organizations, businesses, tourists and citizens aiming to grow with the city and the nation. The final completion date is scheduled for 2018.
