The project aims to create a modern office building that seamlessly integrates with its surroundings. The investment area directly borders the Służewiecka Valley Park, which constitutes a recreational area adjacent to the Służewiec Stream. When designing the green areas, emphasis was placed on creating a modern, welcoming space that connects the new building with the nearby green zones. This space is also intended to serve as an attractive interior between different parts of the building. The landscaping project aims to create a contrast between the ground level and the building's structure. The building has a geometric form, while the green area is landscaped with gentle forms, winding paths, and walkways.
On this prepared terrain stands a building consisting of two distinct structures with independent communication and installation cores. In other words, the building comprises two stacks of floors shifted relative to each other, creating clusters of storeys. Two parts of the building (A and B) are connected by a link on the second and third floors. Each structure consists of a setback ground floor with a simple, dark (or glass) facade. The floors above the ground level have varied outlines, forming two or three-story clusters. The upper floors serve technical functions. These floor clusters result from adaptation to adjacent buildings, sunlight exposure, and screening. One of the tasks of this shaped facade is to reduce the building's massiveness and reference characteristic elements of the surrounding architecture.
To emphasize the building's design, these floor clusters are integrated with a light, spatial structure resembling "razor blades," as well as finishing the upper and lower edges of the structures. The second layer constitutes a facade composed of dark finishing elements, full panels, inclined and elevation panels, technical space covers, and a glazed facade in the office floors area. These efforts contribute to creating an impression of spaciousness in the facade.
Between both parts of the building, there is a courtyard covered by an openwork steel structure, which in the future could be used for hanging sculptures or temporary decorations, exhibitions, and events. The courtyard space is shielded from the north by a connector between the second and third floors and from the south by an openwork structure reminiscent of the facade.
The west and east of the courtyard are enclosed by two-story entrances to the lobbies - corresponding to parts A and B. Hence, the courtyard serves as a space where main communication routes, significant activities, and architectural manifestations converge.
