When we look from the see to the new proposal of the Pireaus tower This proposal will connect the tower with the see, the nearby and the city of Athens.


This will happen in the daytime by the new various dynamic programme of the tower and at the night by means of interactive light architecture which response and exhibited on the façade the city life of Athens.


On the ground floor, first floor en second floor will be suited program such as theatre/cinema, restaurant /café and hotel lobby with congress rooms. This will give a vivid happening at daytime and also at the late hours.


To make this new program successful we will plan also more parking facilities . The success of international landmarks are measured by means of visibility of far, the opportunity of frequent accessible by public traffic and accessible with private car. On the upper floors we planed hotel rooms and office spaces for national and international companies.


This is a benefit to attract international companies because they have the stay over facilities for their employees and guests. If these rooms are not used by the companies than they can be changed to office spaces or be used by an other hotel owner.


We have the experience that rooms and offices of different sizes work the best to give an answer for the national and international dynamics. This system will stay flexible and is easy to change to the demands of the users and the owners.


The interactive light architecture which response and exhibited on the façade the city life of Athene is also a metaphor as a light beacon for the harbour this is an reference of the ancient Greek see travel.


When the ships enter the harbour of Pireaus the people of the ships will be welcomed at the daytime by a green and sustainable landmark with a diagonal cut through of the building with a reference to Acropolis and to …………. as known for the visitors and inhabitants of Athens.


Material concept: green and healthy building.


We started to think about how to use so less possible energy by means of almost zero use of electricity . Certain ideas have to worked out in a latter stadium with international very well known installation and building physics advisors .


In this proposal we have used the knowledge what we already have and is used in several international buildings. The energy use we can reuse and win of the following items. Heat exchange machine (1) which reuses the air heat (6) or to cool down the building by the floor system (11) and light blows in fresh air by mechanical system. We have the opportunity to use wind turbines (3) on the roof and photo voltaic panels (4) on the upper part of the building .


The installation in the cellar which we can use but has to be investigated if it is possible to make use of the earth warmth storage for warming in the winter and autumn and cooling in the summer and spring


To avoid heating up and to make a winter garten of the proposal we use at the outer façade glass of Dupont , Sentry Glass (8) with sun protection glass blade and the inner side of the glass we use a fine look trough abstract print which refers to the marble of Paros which is used by example by temples and other fine art. This system of glass will be fixed and hanged on a flexible system regarding to possibility of earth quakes


We use rain water or pump the water with own electricity to upper roof and use natural way of the gravity to give the plants enough nutrition and water (2) and (5). From knowledge of other office projects we know that a green and healthy environment is in benefit of the employees. It will give a very important part in lowering the CO2 and enlarges (6) the O2. There will be also a flow through of air for a better inner climate as a support for the low tech mechanical air system (7) . To make this possible we use a system at the façade which is to open and the open floor construction makes this possible (9) and (10). We will advise to use Light Emitting Diode , LED as lightsystem for the inside of the building which we give reduction of heat and electricity of 85 % .The façade will be lighted up with a LED computer system to light up different colours and patrons for the night appearance.
