The re-development of an existing working fishermans beach to create a mixed use developemnt inclusding 69 residential dwelling, Relocated Griggs Fishmongers with new Fishermans Huts to serve the retained working fishermans beach.
The proposal is for a mixed used development of a total of 69 residential units comprising of 29 houses; 40 apartments; a new fi shmongers building with a restaurant above and 9 huts. The provision of the 69 residential units has been carefully assessed to provide 20 aff ordable units within the development accounting for 30% of the total. The commercial area has been provided to the existing users of the site (Griggs Fishmongers, SSAA, the commercial fi sherman) as well as a new 150sqm restaurant.
The architectural theme for the scheme is one of ‘contemporary vernacular’, i.e. a contemporary design approach using vernacular building forms such as the pitched roof form of the fisherman’s huts. The new dwellings use a material palette including timber cladding, brickwork, render, powder-coated aluminum frame windows and slate roof tiles. The small commercial units and the restaurant would have slightly differing approach in terms of materials by introducing ragstone and weatherboarding in addition to render and large areas of glazing to allow the vistas to the beach and the use of natural light.
The scheme aims to achieve a Code for Sustainable Homes Level 3 for the private housing type and Level 4 for the affordable housing type, a standard well in excess of that required by current legislation.
