1100 Architect as architect

1100 Architect’s design for the Main: Eastside Lofts project is a dynamic exploration of the relationship between a historic, neoclassical building and a contemporary addition within the context of a rapidly developing neighborhood in Frankfurt. Construction began on the existing building in 1913 but the outbreak of World War I disrupted progress and left the project only half complete. Originally intended as the headquarters for the Lencoryt spinning mill and later serving as a hospital and workers’ housing, the renovation and addition will give this landmark a new life as a lively residential complex that will serve the growing professional population in the area.


While designed in a contemporary style, the addition creates a cohesive whole with the existing landmarked building by corresponding to the volume, rhythm, and proportions of the original. It also takes on the generous floor-to-floor height of the prewar structure and the angular shape of its mansard roof. The addition departs from the neoclassical design of the existing building through the use of a sculpturally folded concrete façade punctured by large openings, balconies and loggias, and the playful use of color. On the interior, the original character of the high ceilings, large window openings, and concrete structural elements (columns, beams, and vaulted floor slabs) will be recovered and create the backdrop for future loft living.


The site is located in direct proximity to the future EZB (European Central Bank) and is a significant part of the growth of this neighborhood, which is in the midst of major transformations. The project will add 78 residential and 13 commercial loft units to the area’s dynamic mixture of creative businesses, restaurants, and nightlife. A café or bakery on the ground floor will serve the neighborhood and parking for the residents will be available on two underground levels of the building.
