Office and Residential Units

Office and Residential Units

Pica Ciamarra Associati as Architects

The complex is located in the Business District of Naples: it is a building of about 10.000 square metres on eight levels plus the ground floor and the underground parking, with office and residential destination, on via Vesuvio, nor far from a future public Swimming Pool.

The building includes about 4.000 square metres for public parking, under a large pedestrian square where the second front of the commercial spaces at ground floor opens. The new square, marked by a great existing tree and by greenery decorations, is also accessible from its terminal points, as well as through the arcades in the central area: from this arcades it is possible to reach the two main entrances to the building.

Two couples of open elevators are provided, flowing free on the north facade, as well as two open staircases.

The building major features are the followings; namely: 1. it produces more energy than it consumes: the prevision of energy production (from geothermic systems, wind generators with vertical axe, horizontal porches on the roof with photovoltaic cells on the south fronts) rises to 1.100 Kw while the requested power doesn’t exceed 720 Kw; this means that this building needs a little more than the 65% of its production; the whole energy system is completely integrated in the structure of the building, whose envelop, completely independent from the structure, is designed to provide a high noise and thermal insulation both in winter and in summer. 2. it organises parking areas at the different levels where the dwellings are located: the complex has an underground parking level and also a number of overlapping terraces used for parking, two open car elevators fitting the needs of the users: the inhabitants can choose to have their car at the same level as their place. 3. it organises a special architecture for the top level duplex dwellings the complex includes more than 100 residential or office units, characterized by a quite small size. Conversely, at the top level 6 larger residential units are provided, each of them on two levels and with a special articulation and architectural features. The result is an important difference between those two top levels and the lower part of the building.

The solution proposed is: - a ground floor with no dwellings, but only commercial premises and the double arcade connecting the public road to the new square on the back of the building and giving access to the two staircases serving the whole building - a first floor totally occupied by office units - the upper floors totally different from each other, permitting different typologies and sizes of dwellings and offices.
