Festa House

Jesse Bornstein Architecture as Architects

With the Festa Residence, a renovation and addition to a previously compromised 1960s era post-and-beam house, we created a living environment that is deeply connected to its natural site. The project includes a new living space, master suite, game room/home theater, pool/spa and outdoor decks. The hillside site is adjacent to parkland in the Santa Monica Mountains. The project reorients the house, new and old, to San Ynez Canyon and the ocean view beyond. Broad overhangs shield broad expanses of glazing along southwesterly exposures while prevailing ocean breezes rise through the canyon and flow through operable fenestration doors to keep the house cool. The rich finish palette of materials balances modern (clear-anodized aluminum framed doors and windows, dark bronze metal exterior cladding), natural (exposed wood beams, ceiling and eaves, bluestone and broad-planked walnut floors, stacked bluestone fireplace, planters and water feature) and classic (finish concrete floors, glass-mosaic tiled bath and shower walls and natural gray smooth-plastered walls).
