We were appointed to undertake pre-design services (the appraisal of various options from the refurbishment of existing premises versus the relocation to new pre-let premises) to inform the client’s real estate decision making process and subsequently for the CAT A & B fit-out design of the selected option. This included the development of the Space Requirements Brief, the technical appraisal of 3 developers’ pre-let schemes and a stay-in-place restacking / refurbishment option along with cost plan input. Test fits and due diligence of real estate options / sublet strategies were undertaken, followed by the design of tenant modifications to the selected developer pre-let scheme and CAT A&B Interior design of the new building. Furniture specification and procurement advice was also provided.
This new workplace accommodates staff nationalities and delegates from 29 EU member states, together with extensive, highly secure conference facilities; delegate and industry lounges, library, staff restaurant, main comms rooms, and back of house facilities. The Agency is funded by the EU and industry members and is subject to rigorous budget scrutiny, specific financial gateways and project governance structures. The project was procured as a developer’s turnkey.
