COTTONE+INDELICATO as Architects

As it is said in the project title “Percorsi per riqualificare” the key concept of our intervention is the development of paths as a system connecting first of all the three areas of the project among them and with the city center of Mestre and the urban area of Marghera extending behind the tracks.

From a functional point of view, the development of paths gives order to the flows’ transit inside and outside the railway station, with simple actions to rearrange the vehicular citizen traffic and the one of the railway station. It means to split the road network, reducing the traffic making it possible at the same time, two slower trails one for cyclists and one for pedestrians. These two paths flow into the expanded green area of Piraghetto’s park establishing/creating/ generating a strong relation withthe green area.

Inside the railway station, functions and services follow one another in a path which develops along the longitudinal axis. The route is marked by a system of double height spaces that connect the different levels of the building and allow light in the basement floor where is a connection between the railway station building, the tracks and pedestrian cycle underpass leading to Marghera with its underground tram stop.

In this way, the underpass is transformed from a dark place to a quality space that is a urban path with urban functions, rest areas and a garden.

The park area is structured around a system of paths, with the tracks of the disused goods yard, expressing the need of maintaining the historical memory of the railway activity and at the same time value the identity of the area, its industrial heritage. The residential blocks out of the existing urban fabric meander inside the park, give direction to the paths, apparently free in the green space, but strongly anchored to the existing guidelines that is the city on one side and the goods yard building with the route of the disused tracks on the other side.

The project has two focuses: the aesthetics of sustainability for the scale and the economic feasibility of the intervention. We tried to design a measured project as for the volumetric point of view, looking up for / finding a solution to maintain a strong relation with the urban center of Mestre both in the residential buildings and in the railway station building.

The building of the new raiway station is a horizontal parallelepiped whose linearity is interrupted with the loops, cut-outs, that break the volume in the roads parallel to the Piave street giving space to shady gardens. In this way proportions are closer to the surrounding urban fabric.

The volume is suspended, permeable, thanks its fully glazed attack to the ground which enables a strong visual relation between interior and exterior spaces. In this way the volume interacts with the urban daily life.

The succession of full parts and transparencies, projections confers the characteristic of urban backdrop.

From outside, the perforated panels coats gives a sense of dynamism in the rule and in the inner spaces it filters the light modulating it to guarantee climatic comfort. It means, technological responses to the need for energy efficiency that today a building must ensure, and at the same time the ease of implementation and economic feasibility.

The projection of the volume of the restaurant, in correspondence with the main entrance on axis with the Piave street the high tower of the hotel, which contrasts the linearity of the building meet the needs of the client to enhance its tourism vocation enhancing the number of accommodation facilities. It is a way to attract private investment but especially redeveloping the area with activities for social gathering which is characterized by movement and dynamism at different times of the day.
