A.G. Paphitis Office Building

A.G. Paphitis Office Building

UDSarchitects as Architects

The Building is located on the most upcoming business avenue in Limassol at a T junction with easy access to the center of the Town and the motorway with connections to all other Cities of the Island. It is facing North, towards mountain view and south towards the centre of the Town of Limassol and the Mediterranean sea.

The building fulfils the following characteristics. Accommodates around 640sqm of office space in 4 floors as well as an additional basement for storage/archive, cafe/staff room and IT/servers room. Entrance and Parking area for 12 cars on the ground floor. Allow flexibility of office space layout, internal office arrangements, occupancy and use. Building to demonstrate a modern design philosophy and be forward looking. Building to have a distinctive design, enhancing law firm image as a contemporary company offering professional services, to international clientele.

The wedged shape of the plot, its small size (460sqm) and its orientation were the major design challenges. The distinctive shape of the building is a response to the shape of the plot and its prime location in Limassol, a town which attracts multinational, off-shore and international shipping companies. Naval architecture was a major influence for the concept design. The outer layer of the building is a three dimensional combination of glazing, thermal panels, shading panels, and horizontal elements. The combination of these changes in relation to the orientation. All these elements are held together by the regular and identical strong horizontal 200mil concrete floors, which protrude 1m beyond the glazing skin, providing smoking balconies, library shelves and shading.

This design was selected by the Client having satisfied his requirements in flexibility, space, size and occupancy configuration. Also the design promoted his aspirations for an environmental friendly building with a distinctive character at a competitive price. The building design emphasized the Company's profile as a 21st century modern law firm setting him apart from his competition.
