THE BUILDING AND THE CITY


The urban situation of 03 – 98 building is located within 500m from the center of Loja’s city; there are landscape values and street furniture around 03 – 98, the relationship with the public space becomes continuous with the entrance plaza of the project. The conformation of the set is given by two towers articulated with a vertical circulation plus a porch before entering to each department, this being a coexisting or meeting space. About the units contained in each block, they are defined as a diaphanous space, where wet areas are grouped, making it a flexible and adaptable space, all guided by the conceptual sections of the project and the user's actions that defines the limits of occupation. The technique and technology allowed us to be efficient with the construction of the building; we tried to make this process in a single action, obtaining a better use of resources. Several systems where involved: reinforced concrete structure in sight, metal and wood in the vertical circulation, prefabricated panels, allowing the assembly of the whole system of coverage and adaptation to the environment.


Conceptual sections of the project:


City and society


It generates a mixed-use project, business - offices - housing. The base of the building has ground floor activity, having contact with the pedestrian. A fusion of city and building is achieved. Accessibility is inclusive. A public space is created with the entrance plaza to the building. Collective meeting spaces are developed, as the porch. The building becomes more diverse with the user's actions within its private limited. The visuals to the landscape are appropriate. The spatial configuration allows the building to possess des-hierarchy.


System and Technology


Flexible and adaptable systems.


The systems are independent and dependent.


Think about 2 independent blocks (block A and block B) articulated with the vertical circulation system made in metal and wood.


In the housing units, a wet fringe and a storage fringe are developed.


Structure system:block Aand block B, both in reinforced concrete in sight, vertical circulationmade in marine wood and metal, the C metallic, as a band of the slab, allows as to anchor the panels of micro concrete, glass and blinds. Also the railings and porches.


Spatial organization system: diaphanous space in housing areas, meeting space and / or collective space in vertical circulation (porches).


Cover system: This system depends on the structure, installations and spatial organization, getting a palette of 3 materials, floats glass and rolled aluminum structure, prefabricated panel of micro concrete and metal deck. All these components are assembled to the metal C located at the perimeter of the slab and at the same time, assembled between them.


Adaptation to the environment system: It is composed of the entire system of coverage plus a sunblind panel made from recycled wood and chonta sheets with UV protection, located in the bathroom area.


System Facilities: Each tower has a vertical pipeline that is connected to the humid fringe, which allows concentrating and defining water, electricity, telecommunications and gas installations, with their respective records.


Efficiency and Resources


The buildings have an orientation to east – west sunlight, this way, its takes advantage of solar energy.


The project is not attached to other buildings, so develops four facades thatallowall rooms to have natural light and appropriated ventilation. The bathrooms of the two towers have white laminated glass, which allows us to introduce heat and light.
