The Emerald Towers, a project developed by Saraiva + Associados, was intended to create a coherent, functional and programmatic composition. With this project our intention was to ensure a clear organization in an internal and external level while the whole complex merges into the urban context. With a total area of 57.175 sqm, this complex has 27 storeys above the ground and it was designed to be a modern and innovative office building. This complex has 23 storeys of office spaces and is intended to be the economical centre of Astana, Kazakhstan.
The site is one of the most important places of Astana, the Water Green Boulevard, what turns this building into the new economical and financial centre of this city. With this project we had two objectives: break with the previous masterplan but, at the same time, project something that should fit into the surroundings. With this project we intended to project an iconic tower with a simple design and high performative façade. In addition to these important features, this complex has 698 parking places with one place for each 50 sqm of office.
The sustainability
Saraiva + Associados’s intention was to project a complex with a reduced ecological footprint. This complex has an innovative Energetic Efficiency Program which is based on:
- Automatic light control, according to daylight levels and space’s occupancy; - Access to opening windows, providing a stimulus to occupants and increasing the use of daylight and natural ventilation; - Combined Heat and Power (CHP) since it is a highly efficient energy system particularly suited to densely built-up areas; - Use of renewable energy, namely using wind turbines and solar photovoltaic (PV) panels on roofs and facades, integrated in the building architecture.
