Marina Tower, a 35-story retail and condominium tower in the Jumierah lakes district, promises to be one of the most desirable new residences on Sheikh Zayed Road. Located near the Dubai Marina, with frontage on Sheikh Zayed Road, the residential tower takes advantage of its restrictive zoning envelope to create a modular system of units, interchangeable to create multiple combinations of studio, one, and two bedroom units. The tower’s skin is a basic curtain wall, fronted by balconies with floor to floor fins set in front. In this way each unit is provided with filtered natural light. The tower is flanked by a podium bar comprised of ground floor retail and 3-bedroom garden villa units, each with its own internal courtyard. The skin of the podium is similar to that of the tower, using a series of shaped fins with differing gradients of density to create porosity and opacity where needed.


The tower and podium combine to provide a total of 231 residential units, a small amount of retail and all amenities and services associated with contemporary Dubai living. Each unit has sweeping views of Dubai and the marina, with an optional, private screened terrace. Optional 2-BR unit configurations allow for single height or duplex units, providing double height spaces in each unit, as well as a third bathroom, larger pantry, or maid’s quarters. Each 3-bedroom garden unit includes a private double-height courtyard which opens into the main living and dining areas. Parking is provided at grade as well as in two underground parking levels with access from both the Sheikh Zayed Road frontage and the adjacent access road. In order to take advantage of the building’s height, amenities are grouped near the top; amenities include a Sundeck and Terrarium, a Fitness center and Juice Bar, a Children’s Play Area, and an Ocean-side Observation deck (all on the 35th Floor), as well as a Rooftop Pool and Recreation area.
