This previously wooded site has a dramatic, 60-foot, natural grade difference between the front and rear property lines. There is a, roughly, 15-foot grade differential along Cannon Place as well. This creates a unique challenge for accessibility, parking and overall program coherence. Building is designed to contain six levels below ground and six to seven levels above ground. The parking garage will be accessible from Fort Independence.
The mixed-income, amenity-rich development will create approximately 93 units ranging from studios to three bedrooms. The project will include a 5,000 SF community facility space accessible from Fort Independence Drive. The building’s form is partially derived from the zoning and setback requirements, heights and areas of each space.
The structural system is currently envisioned as a reinforced concrete frame with a façade that will be comprised of a patchwork of brick and prefabricated panels, punctuated by a series of vertical accents.
The design team is currently engaged in a consensus and review process with the local community board.
