Foster + Partners to Design New Luxury Condominium


Scott Resnick has announced Foster + Partners as architects of 551 West 21st Street – a modern, 19-story luxury condominium overlooking the Hudson River. 551 West 21st Street features 44 graciously-scaled and richly-detailed residences, including three penthouses; it marries the timeless elegance and exceptional service of classic Park Avenue apartment buildings with the excitement and energy of West Chelsea. Construction of the fully-financed building is under way with anticipated occupancy in the summer of 2015.


551 West 21st Street’s robust, cast-concrete exterior frames expansive windows with warm metal surrounds that have been designed to enhance and reflect the location’s abundant western light. The building’s two-to-five bedroom residences spanning up to 6,400 square feet feature 11-foot ceiling heights and multiple exposures - most with private elevator access. Foster + Partners’ interior design features private landings and grand galleries, many with corner great rooms, windowed eat-in kitchens and separate dining rooms. The highest levels of craftsmanship and finishing are reflected in French herringbone floors and custom millwork and kitchens designed by Foster + Partners for Molteni. The three penthouses offer unobstructed, sweeping 360-degree views, 12-foot ceilings, wood-burning double-sided fireplaces, adjacent club rooms and libraries, and large private terraces or loggias. The uppermost penthouse includes a full rooftop terrace with an infinity pool. Apartments for guests and staff will also be available.


551 West 21st Street’s seamlessly integrated services and amenities merge with West Chelsea’s art galleries, restaurants, the High Line and Chelsea Piers to bring a new refinement to downtown living: the building’s discreet, private-drive court leads residents and guests to a cathedral-like double-height lobby illuminated by natural sunlight flowing through a prismatic glass wall -- the entirety of the entrance procession has been established to create the ultimate sense of privacy and security for residents and their guests. Mechanical areas have been raised to the second floor and concealed flood-preventing gates will protect the building in the event of a future storm surge.


Signature white-glove services will include a 24-hour doorman, porter, concierge, and valet parking. The building’s amenities also consist of state-of-the-art fitness center, spa, residents’ lounge, and a children’s play area.


551 West 21 Street will also be the new home of 303 Gallery, which will occupy the western portion of the first two floors and have a separate entrance.


Residential sales will begin October 2013 and will be offered exclusively through Brown Harris Stevens Development Marketing.

Designed by Lee Mindel of Shelton, Mindel & Associates, the sales officemeticulously presents the signature interior elements of Foster + Partners’ buildingdesign. Visits are by appointment.


551W21’s sales office is unlike a typical office, it feels like an inviting home withspectacular views of the Hudson River and the New York skyline. Located on the 20thfloor in a tower in West Chelsea, the space was conceived to showcase and highlightthe warmth of the interiors and the sumptuous details of a typical residence in551W21, a building with a contemporary feel and inspired by the generously-scaledpre-war homes customary to Park Avenue and the Upper East Side.


It also realistically conveys the luxurious qualities, details of security, and sense ofscale offered by Foster + Partners’ plan, including a large section of the curtain wall,11-foot ceiling heights and window spans that are elegantly proportioned to capturethe expansive views. Lee Mindel presents the true proportions of the rooms in thelarge-scale residences in 551W21, including the grand room, kitchen, dressing roomand master bathroom. Its floor plan is thoughtfully designed to articulate the progression through space of an actual residence; from the entry hallway into thegrand room, from the dressing room through double doors into the spacious masterbathroom. Mindel considered every aspect of the sales office to reflect a range of the551W21’s exceptional characteristics. In a nod to the building’s contemporaryaesthetic and highest levels of craftsmanship of the interior elements, he selected athoughtful mix of custom furnishings – such as a modified version of a Rockefellersofa - with classic modernist works to express the voice of the building withoutlosing the formality of the space. Also incorporated are oak herringbone floors andthe four rugs handmade by V’Soske are a continuous graphic of the longitude andlatitude and as center of the composition of the site. Specially produced textiles ofgold and titanium hues, capture and reflect the dramatic light of the location andreference 551W21’s window frames made of luminous metal. This offsite collage isperched high above the actual construction site two blocks south, so that thebuilding of the building becomes an art piece itself.


Design in the sales office include furnishings and objects by Alvar Aalto, BillyBaldwin, Fontana Arte, Patrick Norguet, V’Soske, and featuring art works by ArleneSantana along with various components by Foster + Partners.


551W21 Sales Office is located on the 20th floor of the Chelsea Arts Tower andoverlooks the building site at 551 West 21st Street. An outdoor space offers a view ofthe building’s progress.
