BRIEFING YOUR ARCHITECT Developing a brief is a two way process. Usually, long before you approach an architect, you will have thought about the design and your requirements. This information – often in the form of sketches, photos, cuttings, notes and the like – will form the framework for the initial discussions with us. Although you may not realise the importance or value of this information, we will help you assemble all of it into a structured for to produce the final brief. DESIGN DEVELOPMENT / TOWN PLANNING This is where the concept design is further developed and general arrangement drawings are prepared. These drawings show the existing build and proposed work; and accurate site levels (prepared by a surveyor). At this point only small changes should be considered, if any. At this point a cross check against council planning schemes and rescode will be carried out. Many projects will require Town Planning Approval, and it is during this stage that a Town Planning Application will be submitted for approval. This town planning process can take anywhere between 6 weeks to 12 months depending on site location, the planning scheme, dispute from neighbours against the proposed development, and the possibility of going to VCAT. WORKING DRAWINGS / CONSTRUCTION DRAWINGS Builders like to tender off accurate and complete documents. It is important when tendering that appropriate documents and specifications are prepared to cover items such as lighting and electrical plans, joinery, wet areas (i.e. kitchen and bathroom layouts and details), materials, finishes, fixtures and fittings. CONSTRUCTION MANAGEMENT Dan is qualified as a Construction Manager, and hence offers a unique set of skills towards any project. His eye for design, and passion to see projects built allows him to work closely with the nominated builder and client to make sure the intended design is achieved.
